ARRIVAL AND DEPARTURE TIMES

Access to Dene Cottage will be permitted from 4pm on the date of arrival.  The client must vacate the property on the departure date at 10am.  This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.

 

PETS

Dogs are accepted by arrangement with the owner at the time of booking and are charged at £10 per dog per night.  Any excess cleaning required after departure will be charged to the client.

The client is liable for all damage caused by his/her dogs.  The client should remove all traces inside and out from the property of dog occupation before final departure.  The client must not let dogs on beds or furniture within the property and dogs must not be left alone in the property.

 

SMOKING

Smoking is ONLY permitted in the courtyard.  This must be strictly adhered to.

 

DAMAGE AND BREAKAGES

In making a booking the client accepts responsibility for any theft, damage or breakage caused by you, your party or your pet and agree to indemnify us in full for any loss that we may incur as a result. The client is responsible for any breakages during the stay.  Any breakages must be reported to the owner.  Such breakages will be paid for by the client.

 

RESPONSIBILITIES OF THE CLIENT

To allow, if reasonably required, the owner access to the property during the stay.

To keep the property, and all items such as furniture, utensils, equipment, fixtures and fittings in the property in the same state of repair and condition as at the commencement of the booking and to ensure the same state of order upon vacating the property.  Failure to do so will incur a charge.

 

LIABILITY

The owner accepts no liability for the client’s personal possessions during the stay.  The owner advises the client to ensure adequate personal insurance is in effect prior to commencement of the stay.

 

COMPLAINTS

Any problem or complaint which the client may have concerning their stay must be immediately reported directly to the owner who will endeavour to put matters right.  Any complaints not reported after the client has returned from their stay will not be considered by the proprietor.

 

ANY OTHER BUSINESS

The owner shall not be liable for any temporary defect or malfunction of any equipment or appliance in the cottage or outbuildings.

No compensation will be given for any temporary outage of electricity, water, internet connection or television service.

We reserve the right to terminate a stay without compensation where the behaviour of the persons named on the booking is unreasonable.

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

This cottage is privately owned and we expect all guests to enjoy the facilities and treat the property with respect.
